We aim to make the home-buying process as straightforward and enjoyable as possible and therefore, provide a professional, efficient, businesslike and helpful service at all times.

Step by Step Process

Choosing and buying a new home is said to be one of the most important decisions of our lives. Our step by step guide will help you through the process of buying your new JDS home.

  1. Assess how much you can afford to spend

    You may wish to speak to one of our Independent Financial Advisors (IFA). If you don't already have an IFA, talk to the JDS Residential Sales Office who will be able to put you in contact with an IFA.
  2. Select your properly from JDS Residential

    At this point you will also be asked to choose any options that may be available to you, for example kitchen and bathroom fittings. The options are available subject to the stage of construction.
  3. Complete a reservation agreement and pay your deposit

    The reservation deposit will vary depending on the size of your property but is typically between £1,000 and £5,000. Reservation is done at the Sales & Marketing Suite. From this point the Sales Team will be your dedicated point of contact until completion.
  4. Appoint your solicitor/legal advisor

    You will need to advise your solicitor/legal advisor of the exchange period, which will normally be 28 days; however this may vary depending on the stage of construction of your home. If you have a property to sell you should inform your legal advisor of this as they will have to apply for title deeds which can take up to three weeks to obtain. JDS Residential can advise and recommend a reputable solicitor/legal advisor to act on your behalf if you so wish, this will speed the transaction up as they will already have been furnished with sales pack familiarizing them with Development.
  5. Draft contract, conveynace plan and any other relevant documentation sent to your legal advisor

    A draft contract and conveyance plan and any other relevant documentation will be sent to your solicitor/legal advisor.
  6. Apply for a mortgage

    As soon as you have applied for your mortgage, send the Sales Team details of your application, broker, lender, amount of loan etc. You may wish to chase up any referees that are required for your mortgage application as these generally slow the process down. Your lender will contact us to arrange for a valuation to be carried out.
  7. Confirm your mortgage offer

    Check your mortgage offer, sign it and return it to your lender. Confirm with your solicitor/ legal advisor and our Sales Team that your mortgage offer has been received and that you have accepted the offer.
  8. Contact your solicitor/legal advisor to discuss the contract

    You will need to :
    • Agree how to pay the deposit when you exchange
    • Sign the contract ready to exchange
    • Agree how to pay the balance of the purchase cost on completion
  9. Your legal advisor exchanges contracts with our solicitor and pays us your deposit

    • Once the signed contract and deposit is received by your legal advisor agrees an exchange and completion date and the contracts are exchanged and deposit monies are paid
    • A few days before completion your legal advisor put mortgage on notice and draws down the funds set for completion
    • The day of completion funds are transferred and we welcome you into your new home
  10. Arrange the removal

    You really have two options; either do this yourself by hiring a self drive van or obtain a quote from a specialist removals company. Doing the move yourself will certainly save you money cost but don't underestimate the time and effort required to move home. If you choose to use a removals company, confirm what the quote includes, i.e packing boxes, doing the unpacking/packing, insurance etc. Our Sales Team will be pleased recommend reputable removal companies.
  11. Change of address

    There are a whole range of people and organisations that need to be told about your move including your doctor, utility companies, banks, insurance companies, the DVLA, TV Licensing, schools etc. There are a number of useful websites that can help you through this process which our Sales Team will be pleased to supply.
  12. Final preparations for your move

    • Confirm arrangements with the removals firm
    • Sort out parking issues that may occur with the loading of your removals van. Liaise prior with neighbours about any parking issues. Some local authorities may be able to help with parking bay suspensions to allow better access to your property.
    • Cancel deliveries of milk and newspapers and other services
    • Arrange a plumber/electrician to disconnect relevant appliances
    • Make arrangements for pets. The www.helpiammoving.com site has advice for this
    • If you are doing the packing yourself, start packing non-essential items
  13. Day prior to moving

    • Clean the house and empty/defrost fridges and freezers if they are being left
    • Remove fixtures and fittings not included in the sale
    • Complete packing all items except those required the following morning - change of clothes, breakfast essentials, overnight toiletries etc
    • Confirm with your Customer Relations Team when you will have access to your new home. This will typically be in the afternoon on the day of completion to allow funds to clear
  14. On leaving your old home

    You need to carry out the following :
    • Turn off central heating, water, electricity etc
    • Read gas, electricity and water meter readings
    • Lock all windows and doors
    • Arrange for keys to be left with the estate agent for the new owners
  15. Prior to moving into your new home

    You will need to :
    • Check deeds are exchanged and the balance of the purchase has been paid and received by JDS
    • Meet with the Sales Team and collect the keys to your new JDS home

Aftercare

Prior to JDS Residential handing of your new home you will be asked to carry out a New Home Demonstration with our Sales Adviser and Site Manager, this will cover useful practical matters such as operating the heating, and appliances and they can advise you on energy efficiency.

On the day you move into your new property you will be asked to inspect your new home and hopefully all remedial work picked up on your New Home Demonstration will be have been completed. You will also be given a handover pack which will contain all the instruction manuals for your new home and a Homeowner Guide. Your property will then be passed over to our After Care Contractors. In the unlikely event of any teething problems, theses should be reported directly to them, the details of which can be found in you Homeowner Guide.

From 7th April 2008 all properties marketed for sale in England will need a Home Information Pack, which includes a home energy rating.

The Pack includes an Energy Performance Certificate, containing advice on how to cut carbon emissions and fuel bills. Also included are documents such as a sale statement, searches and evidence of title.

Home Information Packs have been introduced to improve home buying and the selling for the consumer and as part of wider action to cut carbon emissions from homes. Under the Housing Act 2004 homeowners or their selling agents must produce a Home Information Pack when the property is marketed for sale.

The Home Information Pack will ensure that important information about a property is available to buyers and sellers early in the home buying and selling process.
